Finding such space has become more challenging as existing tenants continue to expand into built spaces, coupled with demand from new firms entering the market. Premises in newly constructed buildings are generally delivered in core and shell condition with fire-rated separation walls, plumbing rough-in and air conditioning unit(s). A firm might spend in the range of US$150 and US$250 per square foot to fit out the premises to a high quality depending on the type of layout required, i.e. office intensive or open plan. Some landlords will offer a standard fit out package or a fit out allowance, which can range from US$25-US$50 per square foot.
A recent trend in older buildings is seeing landlords offering full fit outs at reduced or no upfront cost to the tenant.
